Attorney Eric S. Johnson helped an organic farming operation in Adams County acquire a substantial additional tract of irrigated land. In the process, Attorney Johnson identified that portions of the real estate were located in a Shoreland-Wetland zoning district. Shoreland-Wetland zoning districts are in addition to the “base” layer of zoning. Shoreland-Wetland zoning districts often severely restrict a property’s permissible uses. Attorney Johnson and his clients were able to convince municipal authorities to remove the real estate to be purchased from the Shoreland-Wetland zoning district.
